We get asked that all the time. The answer is no. Everything you see at Lifewell was built by two guys, Tyler and Matt. There's no corporate office, no franchise playbook, and nobody in another state setting our prices or handing us a sales quota.

Queenstown Has Three Completely Different Water Situations
Most towns have one. Queenstown has three, and which one you're in changes everything about what you need.
1. Private wells
The majority of homes outside the town center draw from private wells tapping the Coastal Plain aquifers — most commonly the Aquia, with some homes on the Magothy or Piney Point. These are unregulated. Nobody tests them but you.
2. Town of Queenstown municipal water
The town operates its own small community water system (MDE ID MD0170003) serving the town center. It's regulated and reports annually — but "regulated" and "ideal for your household" aren't the same thing.
3. Queen Anne's County Sanitary District
Some areas are served by the county system. The county has been candid that its available supply is challenging: with withdrawal from the preferred aquifer limited by saltwater intrusion concerns, the district relies heavily on the Magothy aquifer, which it describes as very high in iron — requiring removal of roughly 99% of that iron to meet federal standards. The district operates eight separate treatment facilities on Kent Island alone.
Queenstown Sits Inside Maryland's Arsenic Belt
This is the single most important thing for a Queenstown well owner to know, and most don't.
The Maryland Geological Survey studied arsenic data from more than 4,200 wells across the state's Coastal Plain. Its finding: the Aquia and Piney Point are the only Coastal Plain aquifers where water exceeds the federal arsenic limit of 10 parts per billion on a widespread basis. The Potomac, Magothy, and Columbia aquifers showed no exceedances.
Arsenic concentrations measured in the Aquia have ranged from below detection all the way up to 131 ppb — thirteen times the federal limit.
The elevated zone isn't random. It forms a band running roughly northeast-to-southwest, extending across the Eastern Shore, beneath the Chesapeake, and into Southern Maryland. Queen Anne's County's environmental health director has described that belt locally as running from Bloody Point to Sudlersville — and has specifically named Grasonville, Queenstown, Centreville, and Barclay as areas with wells reading above 10 ppb.
Testing along Aquia wells in this corridor has turned up results in the 20–80 ppb range on roads including Prospect Bay Road, Bennett Point Road, and Arrington Road.
You cannot taste, see, or smell arsenic.
There is no symptom. No stain, no odor, no bad taste. A well with 60 ppb arsenic looks exactly like a well with zero. The only way to know is a certified laboratory test.
Which aquifer is your well in?
This is the first question we ask. If you're on the Magothy or a Potomac-group aquifer, your arsenic risk is low and we'll tell you that plainly — we're not going to sell you an arsenic system you don't need. If you're on the Aquia or Piney Point, you should test. Full stop.
If you don't know which aquifer you're on, your well completion report will say. We can help you find it, or we can infer it from your well depth and location.
Where These Systems Go Wrong Around Here
Most failed water treatment we're called out to fix isn't bad equipment. It's the right equipment sized off the wrong number, installed in the wrong order, or missing a stage. Here's what that looks like for each of the problems we see on Queenstown water.
Arsenic: the form matters more than the number
Arsenic occurs as arsenate — As(V) — which carries a negative charge and is removed well by adsorptive media, anion exchange, and RO. And as arsenite — As(III) — which is electrically neutral at normal groundwater pH and passes straight through those same systems. Speciation work on the Aquia found roughly 80% of dissolved arsenic is arsenite; the Piney Point runs around 70%. A system specified off a total-arsenic number with no oxidation stage ahead of it will underperform, which is why we see homeowners with an existing arsenic filter still testing above the limit. Media capacity also falls off as pH climbs past about 7.5, and silica and phosphate compete for the same adsorption sites — so the water chemistry has to be read as a whole, not one line on a lab sheet.
Iron: three kinds, three different fixes
Ferrous ("clear water") iron is dissolved and oxidizes readily — air injection handles it. Ferric iron is already oxidized and is a filtration problem, not an oxidation one. Organic-bound iron and iron bacteria respond to neither, and need chlorination or peroxide to break the bond before anything can filter it. Diagnosing which one you have takes about thirty seconds at the tap and determines the entire system design.
Manganese: the one that gets missed
Manganese travels with iron in Magothy wells around here, but it oxidizes far more reluctantly — generally needing pH above roughly 7.5 to 8 and a stronger oxidant. A filter tuned to strip iron will pass manganese right through it, and the homeowner keeps getting black staining after paying to fix the orange. If manganese wasn't on your test, it wasn't addressed.
pH: the upstream variable that decides everything else
Low pH is common in this area, and the visible symptom is blue-green staining and eventual pinhole leaks in copper. The larger issue is that it governs the stages behind it: manganese won't oxidize, iron oxidation slows, and arsenic media loses capacity. Neutralize first, then treat. Worth knowing that a calcite neutralizer raises pH by dissolving calcium into the water, which adds hardness — so if a softener follows it, the softener has to be sized for the water after neutralization, not before.
Sulfur: treat for the concentration, not the smell
Hydrogen sulfide is a dissolved gas, and the right approach depends entirely on how much of it there is. Low concentrations respond to air injection or catalytic carbon; higher ones need continuous chlorination or peroxide with adequate contact time ahead of filtration. One more thing worth checking before anyone sells you a system: if the odor is only in the hot water, the problem may be sulfate-reducing bacteria in the water heater reacting with the magnesium anode rod, not the well at all. Swapping the anode is a fraction of the cost.
Hardness: iron ruins softeners
Sizing a softener off grains of hardness alone is the most common error we correct. Iron fouls cation resin and permanently reduces capacity, and most manufacturers cap the iron they'll warranty through a softener at just a few ppm. On a Queenstown well with meaningful iron, the iron filter goes first and the softener goes behind it. Softeners also have to be sized to peak demand, not average — undersized units leak hardness during high flow and the homeowner assumes the unit failed.
Nitrate: watch the sulfate
Nitrate is removed by anion exchange, but sulfate is preferentially exchanged over nitrate on standard resin. Once the bed exhausts it can release accumulated nitrate, briefly pushing treated water above the influent level — a phenomenon worth understanding before putting one in a house with an infant. Nitrate-selective resin and correct regeneration settings prevent it, and point-of-use RO is often the better answer for drinking water specifically.
UV: it only works on water it can see through
UV doesn't remove anything — it inactivates organisms, and only if the dose reaches them. Iron, manganese, hardness, and tannins foul the quartz sleeve and shade bacteria from the lamp, so a UV unit installed on untreated iron-bearing well water stops working long before the lamp expires. Sediment pre-filtration and iron removal ahead of it aren't optional, and the lamp needs annual replacement whether or not it's still glowing.
Order of operations
Almost everything above comes down to sequence. Oxidation before filtration. pH correction before manganese and arsenic. Iron removal before softening. Everything before UV. A pile of correct components installed in the wrong order performs worse than a smaller system built in the right one — and we've replaced a fair number of those.

What the Town of Queenstown's Own Water Report Says
If you're on the town system rather than a well, here's what the public record shows. This is straight from the Town of Queenstown's 2024 Annual Drinking Water Quality Report, filed with the Maryland Department of the Environment.
What the town detected in 2024
Each figure below is the highest level detected, with the federal limit in parentheses so you can see where it sits.
- Chlorine — 1.6 ppm (limit 4 ppm). Well within the limit, but this is a level many people can taste and smell, and it's the most common complaint we hear from town-water customers. Chlorine is also what forms disinfection by-products, like the dibromochloromethane also detected here. A simple carbon filter removes it.
- Nitrate — 1.73 ppm (limit 10 ppm). Comfortably under, but it's a detectable agricultural signal. Queen Anne's County is farm country, and nitrate can spike after heavy rain or field application. The 10 ppm threshold exists specifically because of the risk to infants under six months.
- Combined radium (-226 and -228) — 3.1 pCi/L (limit 5 pCi/L). Naturally occurring, from erosion of natural deposits. That's 62% of the limit.
- Gross beta particle activity — 11.1 pCi/L (limit 50 pCi/L).
- Barium — 0.15 ppm (limit 2 ppm).
- Dibromochloromethane — detected. A by-product of drinking water disinfection.
To be clear and fair: every one of these is within federal limits, and the town reported no health-based violations. We're not suggesting the town's water is unsafe. But "within the limit" isn't the same as "what you want in your coffee."
Why we're telling you this: small systems run on small budgets and small staffs, and Queenstown's is no exception. That's not a scandal — it's arithmetic. It just means testing your own tap is a reasonable thing to do, whether you're on a well or on town water.

Roughly a quarter to a third of Maryland private wells test positive for coliform bacteria at some point — commonly after heavy rain, flooding, or from a compromised well cap or casing. Queenstown's low elevation and proximity to the Chester River and Prospect Bay make surface infiltration a real consideration.

Queen Anne's County Requires a Master Plumber for This Work
This is worth knowing before you hire anyone.
Under Queen Anne's County Code, a permit is required to install an appliance that connects to or affects a water supply or plumbing system. That permit generally requires a licensed master plumber, a master well driller's or pump installer's license, or a water conditioner installer's license, with registration under the county code. The code further specifies that any piping beyond a cold water pressure tank must be done under the supervision of a master plumber holding a Queen Anne's County master plumber license.
A whole-house treatment system is exactly that kind of work. It's cut into your main line, it involves bypass and drain plumbing, and in many homes it sits right past the pressure tank.
